feasibility studies

Before making a planning application, Massingbird can discuss the feasibility of your ambitions, i.e. if your loft will work as a new room, if the planning laws and guidelines allow you to extend into your garden or build a new structure in your garden, is it structurally possible to dig a new basement under your house. This is known as feasibility or strategic definition and is defined in more detail under the RIBA plan of work.

planning applications

Massingbird can help you put together a planning application for your house extension, to build an entirely new house, alterations to your place of work, create a garden room or studio, convert your loft space or even dig down to create a new basement level space.  Most alterations that affect the external appearance of your house will require planning consent, (there are some alterations you can make that fall within the limits of permitted development and Massingbird can also help you understand these). 

contract management

Massingbird can liaise between yourself and your contractor, to administrate your construction contract, and to ensure the design is built as it has been designed and that the money owed is paid to the contractor according to the agreed terms of the contract.

building control drawings

All construction projects have to meet the buildings regulations, this will involve submitting a set of drawings to the local authority for them to determine if the design meets the regulations regarding structural stability, plumbing, electrical installation, conservation of heat and energy etc. Massingbird can provide drawing services and will liaise with the local authority to ensure your project meets all the necessary regulations. (Failure to secure building control approval is likely to invalidate your homes and contents insurance and will delay any future sale of the property).

interior design ideas

Massingbird provides an interior design services to compliment your architectural designs. This will involve sourcing and advising on fixtures and fittings for your building project, and guidance on decorative elements, colours, textures, bespoke joinery, finishes and floor and wall coverings. 

tender and construction drawings

Massingbird can provide architectural construction drawings for a builder to build from, and tender drawings (i.e. drawings to enable a contractor to price the works). Massingbird can provide guidance and advice on navigating the tender process and finding the right contractor for your project.
